Leaking Toilet Investigation & Cistern Repairs Across Milton Keynes, Bedfordshire & Bucks
Noticing mysterious water pooling behind the toilet pan, damp bathroom floorboards, ceiling stains downstairs, or constant water trickling into the bowl? We pinpoint hidden toilet leaks—from perished soil pan connectors and close-coupled doughnut washers to calcified flush valves—and fix them on the first visit.
Where Is Your Toilet Leaking From?
Toilet leaks are deceptive—water often tracks along ceramic curves or hides behind boxed-in soil pipes before pooling on your floor. We investigate and repair all three fault zones:
Split Pan Connectors & Foul Waste Leaks
If water pools behind the toilet pan every time you flush—or you notice a damp smell—the rubber fins on your 110mm rear soil pan connector have perished or slipped.
- Flexible, swan-neck & offset Multikwik pan connectors
- Sub-floor soil stack collar & boss pipe seal checks
- Securing loose or rocking toilet pans to prevent seal shear
Perished Doughnut Washers & Wingnut Bolts
In hard-water regions like Milton Keynes, Bucks, and Bedfordshire, the rubber doughnut washer and metal coupling bolts between the cistern and toilet bowl corrode and drip.
- Heavy-duty close-coupled doughnut washer replacements
- Stainless-steel & brass through-cistern bolt kits
- 1/2" fibre & conical cold water inlet isolation valve seals
Constant Running Water & Concealed Cisterns
A silent internal leak into the toilet bowl can waste up to 400 litres of metered water per day and cause your boiler or water pump to cycle non-stop.
- Limescale-crusted push-button flush valve & syphon swaps
- Brass-shank float inlet valves that shut off cleanly
- Boxed-in back-to-wall & wall-hung concealed cistern repairs
Our 4-Step Leaking Toilet Investigation Process
Standard plumbers often miss partial soil-pipe blockages that force flush water backwards out of the pan seal. Because we are both plumbing and drainage engineers, we check the entire system.
Clean Supply vs. Foul Waste Identification
We use acoustic, moisture, and dye testing to determine immediately whether the leak is pressurised mains cold water, cistern storage water, or foul soil-pipe discharge.
Soil Stack & Drain Flow Verification
If a partial blockage in the soil stack is causing flush water to back up and blow past the pan connector seal, we clear the line on the spot so your new seal never fails.
Commercial-Grade Seals, Valves & Connectors
Our vans carry WRAS-approved Fluidmaster brass-shank inlet valves, dual-flush cable syphons, doughnut washers, and McAlpine/Multikwik rigid and flexible pan connectors.
Sanitisation & 3-Month Workmanship Warranty
We run multiple full-flush load tests, check dry all joints with tissue inspection, sanitise the floor area behind the pan, and back our repair with a 3-month guarantee.

Hidden Boxed-In Pan Connector Leak & Downstairs Ceiling Stain
The Investigation: A homeowner noticed a damp patch forming on their kitchen ceiling directly below the upstairs family bathroom, even though the bathroom floor looked dry around the front of the pan.
The Outcome: Jimmy carefully removed the boxed-in access panel and identified both a perished 90-degree soil pan connector seal and corroded mild-steel cistern coupling bolts. Both were upgraded to a heavy-duty McAlpine connector and stainless-steel bolt kit within the hour.

Phantom Flushing Concealed Cistern & £400 Metered Water Spike
The Investigation: A customer received an alert from Anglian Water for high continuous water usage caused by a silent trickle inside a modern push-button toilet.
The Outcome: Heavy hard-water limescale had warped the silicone base washer on the dual-flush valve and jammed the plastic inlet float. We replaced both internal mechanisms with a WRAS-approved brass-shank float valve and new flush syphon—stopping the leak 100%.
"We had water seeping out from behind our downstairs toilet every time someone flushed. Jimmy arrived within an hour, showed us the split rubber pan seal and rusted cistern bolts, gave a clear fixed price before starting, and fixed the lot with parts straight off his van. Spotless work!"
"Our upstairs toilet wouldn't stop running into the bowl and the isolation valve under the cistern was also weeping. Jimmy sorted both in 40 minutes with zero call-out charge. Polite, honest, and saved us a fortune on our water meter."
Frequently Asked Questions: Leaking Toilet Investigations
Fast, transparent answers to common homeowner questions.
Why is clean water pooling around the base of my toilet even when nobody flushes it?
If water pools continuously without flushing, the leak is coming from the cold water supply side—usually a weeping 1/2" flexible tap connector, a failed isolation valve, a corroded brass/steel bolt passing through the bottom of the cistern, or severe condensation running down the cistern due to a constantly running internal fill valve.
Why does my toilet only leak from the back when it is flushed?
A leak that only appears during or immediately after a flush comes from the discharge side: either the large rubber doughnut washer between the cistern and pan has perished, or the rear 110mm soil pan connector fins have split or slipped out of alignment. We carry replacements for all standard and offset connectors on our vans.
Can you repair boxed-in or wall-hung concealed toilet cisterns?
Yes. Most modern concealed cisterns (including Geberit, Grohe, Ideal Standard, and Roca) can be serviced directly through the front flush-plate aperture or removable vanity top panel without smashing tiles.
